Planning

· Advice on planning and consenting feasibility and due diligence, for all types of development projects with assessments of District and Regional Plan requirements and scoping projects at initial phases and pre-purchase advice.

· Facilitating and leading structure planning processes, community engagement forums and design sessions.

· Development of private Plan Change requests and input throughout the statutory planning process.

· Strategic advice on staging, approaches to consenting and development of consent strategies that are efficient and feasible.

Policy

· Development of policy frameworks from inception to completion which are effective, concise and clear, incorporating the required statutory inputs to be robust and defendable.

· Preparation of submissions on changes and variations to Regional and District Plans, and representation on behalf of submitters in Council Hearings, including subsequent Court and mediation processes.

· Facilitating and running workshops, community engagement sessions.

· Planning advice on National and Regional Policy settings and implications for projects.

Consents

· Coordination, development and preparation of consents for a wide range and scale of land development and/or subdivision projects.

· Facilitating and collaborating with technical specialists in the preparation of consents that require multiple inputs and assessments.

· Facilitating and/or leading negotiations and liaison with Councils and other agencies to obtain consents with conditions that are workable and clear.

· Lead role in Council hearings, evidence and negotiations.

· Ongoing support through the post consent development phase, with advice on consent compliance and assistance with Council processes to the successful completion of the project.
